Bryant Park Mixed Use Development

Hart & Hickman has worked hand-in-hand with developer Merrifield Partners (a subsidiary of regionally-recognized Crosland Group) to complete the first phase of redevelopment at the Bryant Park mixed-use development project along a former industrial corridor. Hart & Hickman assessed complex environmental issues at multiple adjoining properties resulting from more than 60 years of industrial manufacturing operations.

The multi-parcel 27-acre Brownfield project site is located at the gateway to an economically depressed corridor. Local and State officials were pleased to have an anchor development to revitalize the area and were elated to learn that the first tenant in the business portion of the development is a private school.

Hart & Hickman conducted extensive assessment at the site which originally was comprised of more than 500,000 sq ft of operations in nine manufacturing buildings. Hart & Hickman worked closely with State regulators and the developer’s site designers to arrive at risk-based remedial solutions, resulting in more than $1,000,000 in remedial cost savings. This included placement of impacted soil in secure on-site locations.

Other portions of the Brownfield site, including a C&D dump site, will be developed during Phase II construction and will include multi-family housing, medical professional buildings, and office buildings. A creek-side greenway is proposed at the base of the C&D dump site.
