KS Bearings expanded it North American headquarters operations in Fountain Inn, SC and moved into a 124,000 sq.-ft. building at a Brownfield property to house administrative, manufacturing, research and development, and rapid prototyping functions.
Hart & Hickman worked closely with a South Carolina industrial property developer to identify potential environmental concerns at the 124,000 sq ft manufacturing facility in Fountain In, SC. The facility had historically been operated by Bosch Tools and included heat treating, quenching, vapor degreasing, and nickel plating operations.
The site was being remediated by the responsible party and Hart & Hickman assisted the developer in obtaining a Non-Responsible Party Voluntary Cleanup Contract. Hart & Hickman reviewed chemicals used by prospective tenants to confirm that these chemicals had not been previously detected at the site above health-based screening levels in accordance with the terms of the VCC.
These efforts were a key step in successful redevelopment of a property. The facility has been retrofitted to accommodate a new bearing manufacturer. The reuse of this facility created approximately 60 new jobs and provides momentum for continued growth in the area.
