Property Description:

History
Aycock Corner was first commercially developed between 1927 and 1940 with a small restaurant on the eastern side of the property.  In the early 1940s, the site was re-developed as an SOC gasoline service station with a small-scale automobile servicing and repair facility, convenience store, and later a bank. A restaurant area was added to the south of the main building in the 1960s or early 1970s. The facility operated as a gasoline service station until 1978.

Environmental Assessments
The following environmental assessments have been completed at this property:

  • Phase I Environmental Site Assessment
  • Phase II Environmental Site Assessment
  • Corrective Action Plan
The Phase II indicated that a release to soil and ground water from the existing underground storage tanks had occurred and that soils behind the former repair shop were impacted with lead.  The State will require that the underground storage tanks and impacted soils be removed. Because of these identified impacts, the current property owners will be donating the property to the City.  Millen has entered the property into the State Brownfield Program for liability protection.  This will also allow the State to ensure that cleanup is completed properly.  A Corrective Action Plan has been submitted to the State, and the City and CSRA RDC are actively searching for funding sources to complete the clean up actions required for this property.  Once funds are acquired, the clean up process will begin. 

Redevelopment Potential
Aycock Corner is located in down town Millen, directly across from the Jenkins County Courthouse.  Approximately half of the property is available for redevelopment due to a storm water main located on the other side of the property.  During a recent community meeting several ideas for redevelopment were discussed. Parking, greenspace, a sandwich shop, and a small office building were all discussed.
